Building permits in Adjala-Tosorontio are administered by the Township’s Building Department under its Chief Building Official. The current municipal application system uses Cloudpermit for building permit applications, application tracking and inspection requests, while land-use and zoning matters are handled through the Township’s Planning function.

Permit review can also involve outside approvals depending on the property. The Township specifically identifies the Nottawasaga Valley Conservation Authority and Toronto and Region Conservation Authority among the authorities that may need to provide approval before a building permit application is complete.

How the Adjala-Tosorontio Permit Process Works

    Confirm Planning and Zoning Compliance

    Confirm that the proposed use, location and building comply with the Township’s zoning requirements. A planning application may be required where a proposal does not conform to applicable zoning or land-use policies.

    Resolve Applicable Outside Approvals

    Obtain any required approvals from outside enforcement authorities before the permit application is treated as complete. The applicable authority depends on the property and project.

    Prepare the Permit Package

    Submit the prescribed application information, plans and supporting documentation required for the project type. Incomplete applications can remain outside the complete-permit review process until required information is supplied.

    Submit and Track the Application

    The Township directs online building permit applications through Cloudpermit. Its Building By-law also provides for a written application using the prescribed form, while Cloudpermit provides online status tracking and municipal updates.

    Complete Required Inspections

    After issuance, the permit and approved plans must remain available at the construction site and the inspections identified for the project must be completed as work progresses.

Local Permit Note

Adjala-Tosorontio’s Building By-law includes on-site sewage systems as a municipal permit class, and the Township directs septic permit applications through its own permit system. For properties affected by other jurisdictions, septic or building documentation may also involve the Nottawasaga Valley Conservation Authority, Toronto and Region Conservation Authority, County of Simcoe or Ministry of Transportation.

What Makes a Building Permit Application Complete

The Township’s current Building and Renovating information identifies the following components of a complete application, with additional material required where the project type or applicable law requires it.

  • Permit application form, or the corresponding digital application when filing through Cloudpermit
  • Schedule 1 and/or Schedule 2 where required for the project
  • A detailed site plan identifying existing and proposed buildings
  • Property measurements, proposed structure setbacks and lot coverage information
  • Septic system location on the site plan where applicable
  • Construction or demolition drawings containing the information required for permit review
  • Approval confirmation from applicable outside enforcement authorities where required
  • Any additional project-specific information requested for the proposed work

Building permit fees are established through Schedule A of the Township’s Building By-law. The schedule uses floor-area rates for many building classifications and flat fees for certain permit types, so the applicable charge depends on the permit and construction category rather than a single municipal permit price.

Land Use and Zoning

The Township’s zoning rules control matters such as permitted use, lot size, frontage, building size and height. Where a proposal cannot comply with the applicable zoning or planning policies, a minor variance, zoning amendment, site plan process or another Planning Act application may be required before the building permit can proceed.

Code and Permit Review

The Building Department reviews the permit submission under the Ontario Building Code, the Township’s zoning requirements and other applicable law. Construction or demolition cannot proceed under the permit until the Chief Building Official has issued the required authorization.

The Planning Department encourages pre-consultation before formal Planning Act applications, although the Township states that it is not mandatory for every application. Pre-consultation can identify project-specific studies, plans and outside review requirements before a formal planning submission is made.

Inspections

Booking Building Inspections

  • Booking method:
    Inspection requests can be submitted through the associated Cloudpermit application or arranged through the Township Building Department.
  • Advance notice:
    The Township requests 48 hours’ notice before the requested inspection.
  • Inspection windows:
    Requests may be made for a morning period between 9 a.m. and 12 p.m. or an afternoon period between 1 p.m. and 4 p.m.
  • Confirmation:
    The Township states that a requested inspection is not confirmed until the morning of the inspection.
  • Permit close-out:
    A final inspection is required to complete and close the permit file.
